PROJECT:              Lake Palms Condo’s, 2320 Wooster Lane, Units 11 – 14, Sanibel FL 33957

TO:                          Qualified General Contractors, licensed to work on Sanibel

General Notes:

  1. It is the Contractors responsibility to identify any and all discrepancies in the scope of work, not meeting Industry Standards or that is inconsistent with the International Residential Code (IRC)
  2. Contractor will secure all permits and fees.
  3. Contractor is responsible for a thorough investigation of the scope of work.
  4. Contractor will repair any damage to the property or structure created by the scope of work.
  5. NO WORK SHALL BE PERFORMED UNTIL ALL REQUIRED PERMITS HAVE BEEN ISSUED AND COPIES ARE IN THE POSSESION OF THE OWNER and PROJECT COORDINATOR.
  6. Work to be completed no later than July 25, 2020

Scope of Work Description:

  1. In units 11, 12, 13 & 14 replacement of all windows and sliding glass doors with impact glass to current hurricane codes.
  2. In units 11, 12, & 14 replacement of high efficiency 40-gallon electric water heaters.
  3. In units 11 & 14 replacement of 1.5-ton AC system with heat, minimum efficiency of 16-22 SEER.
  4. In units 11, 12, & 13 stackable high-efficiency electric washer/dryer.
  5. Grade, Gravel and resurface all areas under the units 11, 12, 13 & 14.
  6. Removal of all construction debris and disposal of all equipment removed.

Mobilization:

  1. Contractor shall be capable of mobilizing his equipment and crews within seven days of the receipt of Notice to Proceed.
  2. Contractor shall provide means and methods for all building phases of construction.
  3. Contractor will guarantee completion of scope of work by July 25, 2020.

Community Housing and Resources, Inc. has the final decision-making authority for bid funding and reserves the right to reject any and all bids and to waive informalities and minor irregularities in bids received and to request additional information. 

Bidding Notes:

  1. Submit proposals (supply and install).
  2. All Contractors must provide the following along with their bid submittal:
  3. Completed and signed CHR Construction Bid Form
  4. Copy of current insurance certificate.
  5. A copy of subcontractor/material supplier list.
  6. A copy of State of Florida Contractor’s License.
  7. All Contractors must comply with Federal, State, County and City regulations and policies.
  8. If awarded the bid, a City of Sanibel license will be required.

All proposals must be mailed, emailed or delivered and marked “Sealed Bid”.  All proposals must be received by the CHR office no later than Tuesday, June 16, 2020 at 11am.

  • Permits: Contractors are responsible to attain all necessary permits for all work, including all city and county permitting.
  • See attached Lee County requirements for HUD- funded projects.
